What Rising Rates Really Mean for SLO County Buyers
Rates have climbed, but the sky isn’t falling. I sat down with a mortgage specialist I’ve worked with for thirty years to unpack what’s driving rates and the tools that make buying work right now.

Mortgage rates have climbed this fall, and every uptick brings a fresh round of worry for buyers. To make sense of it, I sat down with Ben Lerner, Producing Branch Manager at Certainty Home Lending in San Luis Obispo. Our team has trusted Ben for roughly 30 years, going back to Hal’s first home purchase in 1996.
The sky isn’t falling. Since February, Ben has watched the rates he quotes climb steadily from just under 6% into the mid-7s. He points to several drivers: energy prices, inflation he sees running in the mid-3% range, the Fed’s September rate hike and a national debt above $40 trillion. In his view, this is a moment rather than a new normal.
Date the rate, don’t marry it. With fewer buyers competing, today’s market offers room to negotiate that could disappear once rates ease and bidding wars return.
Buydowns can close the gap. On an $800,000 loan at 7.5%, a seller-paid 1-0 buydown costs about $6,400 and lowers the payment by roughly $537 a month for the first year. If the buyer refinances early, any unused funds go toward the loan’s principal.
Appraisals change on November 2. UAD 3.6 replaces the old forms with one property-specific report for most conventional loans, and Ben expects only a short adjustment period.
